I have a tenant that refuses to pay rent said my house was infested with roaches and that she had the rent vendor.
As far as the tenant is concerned, I would get the violations taken care of first, and then start eviction proceedings, but I would not let on to the tenant that the inspection has anything to do with their eviction.
Of course the Tenant cannot live there rent free if you can't fix it up, so the Tenant will eventually be forced to leave and you could possibly face some law suits as well for not complying, I'm not sure exactly what but it's not going to be good.
